Tired of paying Airbnb on every stay?

Platform fees eat into every stay

Commission and service fees on booking sites reduce what you keep.

Guests can’t find you directly

Airbnb and big agencies fill the results for your village.

Quiet weeks outside the holidays

Summer sells itself, but winter and midweek gaps are hard to fill.

Lost among identical listings

Cottages look alike online unless what makes yours special is clear.

Why it matters

Why local SEO matters for holiday lets

Guests rarely know the name of the cottage they want. They search for a place and a kind of stay — a dog-friendly cottage near the beach, a barn conversion with a hot tub in the Dales, somewhere for eight people near Snowdonia — then compare photos, reviews and prices before deciding where to book.

More travellers now ask AI assistants for shortlists, and those tools rely on clear, consistent information about your properties, location, facilities, house rules and reviews. Owners who make that information easy to find give themselves a better chance of being recommended and booked directly.

We help your holiday lets appear for those searches with optimised listings, consistent details across tourism and travel sites, clear content about every property and the local area, and hand-built links from travel, outdoor and local websites.

Is it worth it?

What is a new booking worth to you?

Enter what a typical new booking is worth to your business — for example the value of the first job or booking, or what they spend with you in a year. We will show how many new bookings a month would cover each plan.

We have started you at £900, a typical figure for holiday lets & cottages. Change it to your own.

Local Starter£399/month1 new booking a month covers it
Local Growth£749/month1 new booking a month covers it
Authority£1,349/month2 new bookings a month covers it

This is simple maths, not a prediction: results depend on your market, your reviews and how well you convert enquiries. Judge it on calls, bookings and enquiries over three to six months.

SEO for holiday lets: your questions

Google won’t give my cottage a Business Profile. Can you still help?

Yes. Google’s guidelines treat individual holiday homes as ineligible for a Business Profile, because a profile needs in-person contact with customers during stated hours. A letting company with an office that guests can visit is usually eligible, and we can optimise that profile if you have one.

For individual properties, most visibility comes from your own website, Google’s vacation rental results through the platforms and software you already use, tourism and cottage directories, and the information AI assistants find about you. We work on all of those.

Can you help us take more direct bookings instead of relying on Airbnb?

Yes. Booking platforms are useful for reaching new guests, but their fees add up across a season. We build your own visibility on Google and in AI recommendations so more guests find your website, and we make sure each property page gives them the details and confidence to book with you directly.

We manage several properties in different areas. Which plan do we need?

The Authority plan includes multi-location strategy, giving each area and letting office its own visibility, with property and destination content for every place you let.

When should we start if we want more direct summer bookings?

Well before the season. Better property pages and directory listings can start bringing direct enquiries within weeks, but stronger Google visibility and AI recommendations generally take three to six months, depending on how many cottages compete in your area. Many families book summer stays in January and February, so autumn is a sensible time to begin.

If we sell the cottage or stop letting it, are we tied in?

No. You pay monthly with no fixed term, so you can cancel before the next billing date, whether you sell up or simply take a property off the market. Any profile, listings and links we have built stay in place.

Should we stay on Airbnb, Vrbo and Booking.com?

For most owners, yes, at least for now. The platforms bring guests who have never heard of you, and many of those guests look for you directly next time. A balanced approach is to use them for reach while steadily building direct bookings through your website, past guests and local partners, where you keep more of each booking.

Is it worth marketing our cottage as pet-friendly?

If you genuinely welcome dogs, it can be a strong reason to choose you, because many owners struggle to find properties that are truly suitable. Be specific about how many dogs you accept, any size limits, any charge, whether the garden is fully enclosed and which rooms dogs can use.

Pair that with practical local information, such as dog-friendly beaches, walks and pubs nearby, so guests and AI assistants can see the property really suits a holiday with a dog.

What reassures guests booking a cottage directly?

Recent guest reviews, honest photos of every room and clear sleeping arrangements matter most. A quality grading from VisitEngland, VisitScotland or Visit Wales, membership of a recognised self-catering association, tourism awards and clear booking terms also help. In Scotland, your short-term let licence number must appear on your adverts and listings, and showing it clearly also reassures guests that you are operating properly.

How can we fill quieter weeks outside the school holidays?

Short breaks, flexible changeover days and midweek stays often suit couples, retired guests and people working remotely. Promoting winter walking, autumn colours, local events and cosy features such as a log burner gives guests a reason to visit out of season, and past guests are often the easiest people to tempt back for a quieter week.

Be the cottage they book first.
